When Should You Pressure Wash Your House in Michigan?

Michigan’s seasons are hard on a home’s exterior. Between road salt, freeze-thaw cycles, humid summers, and heavy tree cover, your siding takes a beating. So when’s the best time to wash it? Here’s how we think about timing in Metro Detroit.
The sweet spot: late spring
For most homes, late spring (May–June) is the ideal time for a house wash. Here’s why:
- The salt, grime, and winter film have built up and are ready to come off.
- Pollen season is winding down, so your fresh-clean siding stays clean longer.
- Temperatures are reliably above freezing, which matters for cleaning solutions to work properly.
- It sets your home up to look its best all summer.
A spring house washing is the single biggest curb-appeal refresh you can give your home — it’s like hitting a reset button after winter.
Second-best: early fall
Early fall (September–October) is the other great window. A fall wash clears off summer’s algae and pollen and gets your home clean before winter sets in. If you’re only going to wash once a year, spring or fall both work — pick whichever fits your schedule.
Signs your house is overdue (any season)
Don’t wait for the calendar if you see these:
- Green or black streaks on the siding, especially on north- and shade-facing walls — that’s algae and mold.
- Dark staining under the gutters or around windows.
- A chalky or dingy film that makes the whole house look dull.
- Cobwebs and dirt collecting in corners and eaves.
What about winter?
We generally don’t recommend house washing in freezing temperatures — cleaning solutions don’t perform well and water can freeze on surfaces. Winter is better spent on interior projects and planning. That said, this is the perfect time to book ahead for an early-spring slot.
How often should you wash?
Most Metro Detroit homes do well with a house wash once a year. Homes with heavy tree cover, lots of shade, or near-constant damp conditions may benefit from twice a year to stay ahead of algae.
